want to buy new home

we are now going to buy our first home ...do you help us to guide some important points regarding houses , its utility or something which you know that a house needs actually we do not know much more about it so i thought to share with you guys...

It's kind of a wide reaching question... can you narrow it down a bit as far as what you're looking for?

As far as the utilities, before you sign the contract, your realtor will give you a list of the utility providers that service the house you're considering, as well as give you the average 12-month cost of each individual service.

I'm also in the process of buying a home, but I'm saving up to buy mine paid in full to avoid all kinds of interest fees.  And also because my credit is not up to par enough to be financed.  There's also a seller financing/for sale by owner option but I haven't seen anything with that financing option that I'm interested in enough to put an offer on. 

I'd offer the advice of making sure to get the home and land inspected, inquire about the annual property tax amount and due date, and the TOTAL amount of the house, which will usually be almost doubled the asking price after they add all the principal fees to it.

No problem  :) Your realtor or home associations are also a good source.  I'm huge on googling stuff (lol) but continue to seek whatever info you need and good luck on your purchase!

It's so exciting to buy your first house. They have first home buy's mortgage loans that are usually cheaper than regular mortgage loans so you might want to look into those. As far as regular expenses you have taxes to the town you will live in, homeowners insurance, heating costs, possibly fire tax, water bill, sewerage bill,  electricity, and you need an emergency fund for those things that go wrong that you don't expect. I'm sure I'm leaving something out but those are some of the main things. Houses are expensive to maintain but so worth it. Good luck to you!!!!!!

I'm interested in the first time homebuyer grant, at one time it was said to be up to $8K.  I'm relocating out of state so I wonder if I would have to be a resident to be eligible, it's definitely something to look into.  Thanks for reminding me of this!

Sometimes banks/credit unions have classes for people interesting in purchasing a home. I took one before and it was very useful.

you are not alone i am saving up for my first home i am really tired of renting and making the other folks rich.  I am in the process of switching my job for more money and, i stay self empolyee, i love getting money everyday legal

I think if you devote time to high amount earning tasks and let the money pile up it can actually add up to a nice amount.  Have you truly been saving for a decade or have you been dipping in it a little here and there? It adds up.  My problem is gas, I drive a SUV and gas seems to be the only thing I take out of savings for so I've started staying home more starting this month. 

Look into foreclosures, auctions, real estate agencies investment specials, and homes for sale by owner.  Hope this helps!

My son and his wife are saving to buy a home in Ca. the prices are way up there like a very simple 3 bedroom one bath can be 300,000 and that might be a bargain.

If you have school-age children, you will want to consider the public and private schools in your neighborhood.  I live in California, and where you live can make a huge difference on the quality of education.  Good schools also mean it'll be easier for your children to apply to colleges and universities after high school

This is a great suggestion. I have bought 5 homes and sold 4, it takes alot of research and thought put into it. There is alot to think about like, what fuel or type of heating the house you buy will be using. For an example that oil is about out in many states or they are shifting to other means, so If you buy an oil heated house you will eventually have to convert to something else like gas, many people won't tell you this because they want to sell their house and then you will be stuck with the conversion charges which could be very costly. The best advise is to find a truthful and honest real estate agent that is looking out for you and not their bottom line. Never pay more than 4.5 percent real estate fee for the realtor. Most states require an inspection of the house before buying, make sure you do it, it normally runs around 400-600 dollars but, in the long run could save you thousands of dollars and can normally be run into you mortgage/closing costs.
