My girlfriend qualifies for a FHA loan because she is a single mother and the property that her sister lives on has two houses on it and the owner what to sell (she is out of California) and her sister and her husband are disabled, they have taken in a few stray animals plus there own animals and they want to stay there.  As a couple they been there for 12 almost 13 years and her sister has lived there for over 21 years so she really doesn't want to move.  To be honest she was suppose to own the house and it was in her parents name and they transferred it to her moms sister because her mom didn't want her to loose her home but than they turned around and got the aunt to get a loan against and they are not keeping up the mortgage like they should and the aunt is paying it because its her credit on the line so she wants to get out from underneath the loan and my girlfriends sister and husbands credit isn't good enough and she want to do this for them but we don't know how to get things started does anyone have any tips that I can give to my girlfriend?

I do know that if you go to home selling auctions, you can buy a house but not sure that it would be worth purchasing it.  Or if you can buy one for a $1.

Check out eBay you can find cheap houses there.  My bf bought a few houses for a couple hundred dollars.  You might have to do a lot of work on them though.

There are a few programs within the government that allow this to happen.  One would be in a special community that the government designates and then you must live in that property for a certain period of time...five years minimum if I recall correctly. There are usually a handful of these offerings per month and you need to have a realtor who is certified with HUD to act immediately and make the right offer on the property.  Under bidding doesn't generally work on these homes. Firemen, policemen and teachers are also given a special listing offer of one dollar on a home for a handful of homes each month but generally they have to live in the property for a certain period and work in the community.

The $1 houses are all vacant houses that couldn't be sold on the open market. In general, they are in not so nice neighborhoods and are usually eyesores. That's why they basically give them away, not to mention the property taxes they can start collecting.
