Manufactured Home on a Piece of land

Have any of you experienced buying a manufactured home and having it put on a piece of vacant land or in a mobile home park?

I'm asking because I'm seriously considering this as an option.

From what I understand:

With a brand new parcel of land where no home has been before, you will probably need the following:

 Clear land and find or create relatively flat spot. Depending on terrain, you probably will have to remove roots up to a certain depth, and then compact the land so that you avoid settlement issues. Can save a lot by doing the work with them and if you can burn the excess small wood instead of having to take it away.
 Pay for the installation of new water and power. If the lot is big and you want the house to be set back away, it will increase the installation fees.
New septic tank.
Try to avoid the cheap electrical heater if you are in a cold place. Will eat your electric costs real fast.
It will depreciate fast, and I think most of those loans (manufactured homes) are for 10 years or less.
Would suggest to have the siding come all the way down to make it look nicer.

What are the pros and cons of doing this?
