I don't know if I spelled that right but anyways when my fiance and I were looking at houses he would say after that I needed to stop saying how much I loved the house because then the realtor will know how much we like it and we won't have a good of chance of low balling -- HELLO if we make an offer on the house isn't it obvious that we like it? :bootyshake:

Enthusiasm is good, but you do have to be careful, because salesman might play into it....keep a lot of it to yourself to try to get the best deal!

It makes sense not to show too much enthusiasm, because the realtor will think that you like the house so much that you will be willing to pay more for it that you really want to. Just like when someone get's their heart set on an auction item, they will end up bidding much higher than the item is worth, just to get it. So if you make an offer on a home, but act like you can live without it, the realtor will be more likely to get the seller to accept your offer, rather than risk you changing your mind.

I agree with the other members suggestions.You have to act undecided or not really interested.I remember when my parents was trying to sell our house,the people that looked @the house showed NO interest or was very unimpressed w/the house.Even though my parents spent thousands to have the house fixed up.The clients looking @the house instead of showing interest or was excited about the house,all they did was find or makeup whatever flaws was in the house.My parents were so desperate to sell the house & cave in to more repairs to the house b4 the clients would buy it.So, out of their own pockets they shelled out more monies to make the specific repairs the would be house buyers wanted.My parents sold the house at a HUGE loss & the new house owners got a beautiful Colonial home,large 5 bedrms,3bathrms,livingrm,dinningrm,familyrm,full kitchen all appliances in tacked,2car garage, large front & backyard,swimming pool,large laundryrm,large deck & patio & a small creek by the house.Big enough for 6 kids,mom & dad,grandma & grandpa, & whoever is visiting.I'm still MAD @them for caving in to those undeserving house buyers.They were 2 mid30s to 40s couple w/no kids what are they going to do w/such a big
house?Your fiance is right,if you act like the jerks that got our house for nearly free,you may able to get a nice big house for near to nothing!Try practicing in the mirror looking uninterested.Good Luck!  :thumbsup:

I used to work in sales and when someone shows a strong positive emotions, that's a sign that you don't have to drop the price much at all because they've developed an emotional connection. From my point of view, its always a good idea to put on a poker face. If anything, when searching for a house, keep mental notes of the things you like, but vocalize about the negatives of the house so they would be forced to lower the price based on things that you as the new owner would have to fix.
